The Situation

Customer: Allegion Steelcraft
Building: Manufacturing facility

  • Size: 900,000 square feet on 20 acres of land

The work at the plant began as small projects including the replacement of HVAC equipment and five rooftop units. These projects lead to a preventative maintenance HVAC contract in 2016. In 2017, the contract was expanded to include plumbing and fire suppression to their annual contract.

The Approach

Per the expanded contract, TP Mechanical has proactively provided the following services:

  • Quarterly maintenance of HVAC systems
  • Boilers
  • Chillers
  • Roof-top units
  • Unit heaters
  • Process refrigeration HVAC repairs
  • Air Balancing
  • Backflow maintenance & repairs
  • Cleaning of all coils and equipment outside of the building

The Results

Proactively maintaining Allegion’s equipment has enabled us to catch and address any problems before they become major issues and cause costly production shutdowns.
Quarterly, preventative maintenance plans developed in collaboration with Allegion Steelcraft has helped to:

    • Improve capital expenders
    • Automate equipment by putting the building management system on a schedule
    • Expand and engineer new space at the facility
    • Save Allegion money which they perceive as an overall benefit
